The Consulting division of World Capital L.T.d., company that works in the Real Estate sector, announces the publication of the Real Estate Observatory of Logistics for the second half of 2011.
Has released the Observatory twelfth edition, like in each edition can be found national and European market values and, are carried out investigations and surveys among the operators. This edition is focused particularly on the building quality and the methods to measure it objectively as the Milan Polytechnic rating system of the Gesti.Tec laboratory.
Surveys has shown that sales prices undergo a realignment almost everywhere, except Genoa which remains stable and Turin that after 4 years of decline shows a small increase. Consequently lowers the average price range that goes from 700 to 950 €/sqm of the first semester 2011 to 650-930 €/sqm in this semester( range for : MI-TO-GE-PC-CT-BA-Roma).
The macro-analysis confirms the trend of alignment that shows a significant decrease in rents and sales prices over the whole peninsula, especially regard to used (-4%), which is increasingly inadequate to the needs of users. The key features that a property must have to fight the depreciation and the risk of vacancy will reconfirm the quality, efficiency and location.
