"The birth of this book is the logical evolution of
the formerly titled “1995-2005. Real estate, an Italian miracle”, where it was analysed the prodigious evolution of the Italian estate system during the last decade from 1995 to 2005. A real miracle if we think about the previous uncomfortable position of the sector, unable to hold the comparison not only with the international
competitors, but also with other industrial sectors and some Italian services. We mentioned the story in our way, starting from several, decidedly personal, events about the course of the protagonist’s new estate, who described his first approaches to the “brick world” and his further professional statements. Evidently, the report about the growth of the segment, which is so important and fundamental for the National economy, could not be exhausted by the direct testimonies of the speakers and with the literary attention on their
undertakings. The transformation of the estate world, after a have been virtuously triggered itself, took diversified addresses and directions, and it is changed into a multiplicity of lower markets. Undoubtedly one of the most fabulous (and financially mattering) applications is a faster acceleration towards the development projects and the big urban recovery works of the cast-off areas. Today thousands millions of squares have to be retrained in order to give them a new dignity
for new spaces and places that have been uninhabitable and shamefully neglected for too long. Be careful! We said retrained, not cementified, and it would be easier to object if we did not know reality. Take for instance the town of Milan:
beyond 8 sqm millions of deserted lands which are becoming uncivilezed. Half of these will become new building projects with high-quality interventions by the most prestigious world architects, from Norman Foster to Renzo Piano, from Cesar Pelli to Maximilian Fuksas, from Daniel Libeskind to Isozaki, from Salgado to our Benini, Maggiora, Caputo, Roj, Casamonti. The other half will become both public and private green places, still with the interventions of well-known landscapists and some adequate investments by the promoters. Some excellent interventions are also expected in other typologies of the estate, from commercial centres to business parks, from tertiary buildings to
logistics warehouses and there is more expectation in what is our Italian formidable resource: the turistic poles. Here comes the idea for this volume:
“2006-2016. Projects of Italy”. A description, as in a kind of itinerant diary, of the journey inside an Italy which is changing its skin: from Rome to Milan, from Jesolo to Metaponto. The question, that was also my guide-line, consists in what could our country be in the next five, seven or ten years? I have asked it to the developers, to the managers, to
the entrepreneurs but above all, to the above-mentioned architects. I have interviewed them with chartreuse patience one by one, sometimes chasing them Guglielmo Pelliccioli 2006-2016 Projects of Italy for weeks, often having to cut out an unlikely space inside a plane, on a building site, on a telephone cable to Pekin or New York. The starting point of my interviews is based on the first steps (i.e. building sites or just a visible original
master plan) of the projects. The book turns into a review about thirty initiatives, all placed in the Italian territory, therefore divided into three sections: the big interventions, the specialized complexes according to the various estate
typologies, and the tourist areas. The criterion used to present the works aforementioned, consists in the comment or the interview to the entrepreneur and to the manager who has planned the development (the developer), and to the professional who has managed both the form and the contents (the architect). There is also a resuming chart for a fully integrated text, that it shows how
the technical data of the work will be realized. At the beginning of each chapter, one or more images for every project will act as an illustrative introduction. Due to their in itinere initiative status, not all the documentation will have the same
level of completeness , therefore, it will be more exhaustive projects and other just in draft. The criterion for the choices was inspired by the wish to show the estate system in its various components trying to represent as much as possible all the
territorial environments. It’s a double challenge for us, to understand as well as for foreigners
investors, how in Italy it could be possible to realize some important initiatives in the real estate sector. Some of these projects are joint ventures between Italian and foreign investments, now they’re only foreign, but they will also be exclusively Italian. I would like to ask the reader for a little imaginative effort to perceive this
book not just like a technical report or a building site diary, but as the tale of the birth of an idea, its development and its planning, and how some difficulties arise during the authorization stages, and the changes it can be undergo. Please, perceive inside these pages, not mine, but of some planners and developers’ effort to realize such important and significant works; my pledge is to try not only to read through their dimensional or economic value, but their effects on the territory and changes they may produce in the social context. Then, if, will
be enough eager, I would suggest you an interesting game we could play together: every six months resume the projects presented in this book and check if the
programs are fulfilled or not. In the last deplorable case, please investigate why. It
could be a very useful exercise to evaluate the country you are facing to: if you are wasting time with a “book of unreal dreams” or if instead you are modern state citizens. In both cases not only from an estate point of view!"
